Below is the video of our March 28th 2023 event titled “All Year Round Wasaga Beach Adventures, So You Want to Be a Landlord, and More”
New and old friends gathered Around The Piano at the Stonebridge Art Gallery Tuesday March 28th. Jennie Elmslie from Free Spirit Tours talked about Wasaga Beach adventures, and realtor Rob Hutchison talked about owning rental real estate. Lisa Harpell, Acting Curator of the Stonebridge Art Gallery, provided an update about the newest show at the gallery called Bird’s Eye View, featuring the art of Adele Derkowski and Peter Verburg, opening on April 1st 2023.
Free Spirit Tours have been organizing all year-round outdoor adventures in the Southern Georgian Bay area for more than twenty-five years, and Wasaga Beach provides the perfect setting; it has the greenspace, lush Nottawasaga River plus fourteen kilometres of freshwater beach.
Elmslie recently received an “Inspire Award” at the International Women’s Day, Wasaga Beach Chamber of Commerce awards night. Free Spirit Tours caters to experienced and novice adventurists alike. Watch out for announcements about this summer’s Rockin’ the River, and take the opportunity to have a paddle down the Nottawasaga while enjoying live rock music from many great local bands riverside. Rockin’ the River is a collaboration between Free Spirit Tours and the town of Wasaga Beach.
Realtor Rob Hutchison talked about the local real estate market, and looked at price trends over the last 2-3 years. Real Estate prices took off in 2020 when interest rates dropped after Covid hit, and then started to drop in around Feb 2022 after interest rates started to climb. Prices bottomed out in Dec 2022 and are on the rise again now as the Spring market is starting to heat up.
Hutchison also provided tips about buying rental real estate and conditions you should include in any Offer to Purchase. While owning rental real estate and managing tenants isn’t for everyone, real estate as an investment has stood the test of time. With approximately 500,000 new immigrants landing in Canada every year, and half that number landing in the greater Toronto area, real estate is in demand and it is expected that the real estate market should see continued growth for years to come.
David Grossman, event host and Mortgage Broker, talked about the different types of real estate you can buy ie; single or multi-family residential, commercial, mixed use and land, as well as financing considerations for each type of real estate.
